Earthwork questions we get asked.
Straight answers on quantities, site balance, rock, and schedule. These four things decide whether an earthwork budget holds.
What is mass grading?
Mass grading is bulk earthmoving that takes a whole site from existing topography to the design subgrade shown on the civil plans. We cut the high ground, fill the low ground, compact it, and shape drainage. It is distinct from fine grading, which is the last few tenths of a foot ahead of paving or slab work, and from clearing, which only removes vegetation.
How do you price earthwork?
By quantity, not by guess. We take off cut and fill volumes from your plans, identify whether the site balances, and price the haul separately if it does not. The proposal shows cubic yards, assumed shrink and swell factors, unit rates, and exclusions. Rock, unsuitable soils, and dewatering are named explicitly rather than hidden.
What happens if the site does not balance?
You either import fill or export spoil, and both cost real money in trucking. We tell you which one your plan implies before you sign, with a quantity and a truck count, so an unbalanced site is a known number instead of a change order in month two.
Do you handle rock and unsuitable soils?
Yes, but they are priced as their own line items with unit rates, because neither can be reliably quantified from a plan set. If the geotech report flags rock or soft soils, we carry an allowance and reconcile against measured quantities as the work goes.
Do you provide compaction testing?
We coordinate independent density and proof roll testing to the geotech specification and keep the reports with the daily quantities, so your closeout package matches what was actually built.
How long does mass grading take?
A one acre commercial pad with a modest cut is often one to two weeks. More than ten acres with detention, deep fill, and offsite haul runs one to three months. Wet weather is the single biggest schedule risk in Georgia clay, and we say so in the schedule rather than pretending otherwise.
How do you select equipment for the work?
